What Frank provides
Frank provides independent property research services. Frank's reports contain comparable sales analysis, risk flag identification, strategic fit assessment, and negotiation guidance based on Luke Richardson's professional research and opinion. Frank's reports are not financial product advice, investment advice, legal advice, tax advice, or certified property valuations.
What Frank does not provide
Frank does not provide: financial product advice as defined under the Corporations Act 2001; certified property valuations as provided by a Certified Practising Valuer; legal advice on contracts, title, or property law; tax advice on ownership structures or investment treatment; recommendations to buy or sell any financial product. Customers requiring these services should engage a licensed financial adviser, registered property valuer, solicitor or conveyancer, or registered tax agent.
Limitation of liability
Frank's reports are research opinions based on available market data at the time of preparation. Property markets are complex and no analysis is infallible. Luke Richardson and Frank accept no liability for purchase decisions made in reliance on Frank's reports. Frank's liability is limited in all circumstances to the report fee paid by the customer. Frank does not guarantee property values, rental returns, or investment outcomes.
Comparable sales assessment
Frank's assessed value range is a research opinion based on comparable sales evidence available at the time of the report. It is not a certified valuation and should not be represented as one. Frank's comparable sales assessment reflects Luke Richardson's professional judgment and may differ from a formal valuation conducted by a registered valuer.
Delivery and refund policy
Frank will use best endeavours to deliver reports within the stated timeframe. 'Delivered' means a complete report meeting Frank's stated scope, sent to the customer's nominated email address. If Frank does not deliver a complete report within the stated timeframe, the customer is entitled to a full refund upon request. Refunds are processed within 5 business days. No refund is available once a complete report has been delivered. Frank reserves the right to decline a report request if the property or circumstances are outside Frank's research capability, in which case any payment received will be fully refunded.
Dispute resolution
If a customer disputes the content of a delivered report, Luke Richardson will address the dispute personally. Customers should email frank@getfrank.au with the specific concern. Frank will respond within 3 business days and work with the customer to resolve the matter. If a resolution cannot be reached, customers retain all rights available under the Australian Consumer Law, including the right to seek resolution through their state or territory consumer protection body.
Privacy
Customer information submitted through Frank's intake form is used solely for the purpose of preparing the customer's report. Customer information is not sold, shared, or used for marketing purposes without consent. Frank's privacy practices comply with the Australian Privacy Act 1988.
